BASIC STEPS IN YOUR FIRST HOME PURCHASE

Dear Client,

I am thrilled that we have decided to work together and I understand that you may have questions about the process. Please rest assured that I will be with you every step of the way. Here’s a quick overview of what to expect:

THE HUNT 

Once we have compiled a list of your needs and wants, I will provide links to my findings. I would love to hear your feedback on potential properties and any features you particularly like or dislike. If there are any properties you would like to view in person, please let me know and I will arrange for showings.

It’s important to note that while some sellers choose to list their properties online themselves, not all Facebook listings are legitimate. If you find something you like, please show me so that I can use my resources to verify its authenticity.

THE OFFER  

We have found the property you have been waiting for! I will confirm its availability and see if the listing agent is willing to disclose whether there are other offers on the property and if they are above the asking price. Depending on where the property fits in your budget, it may be recommended that we put your best foot forward right out the gate. In some multiple offer situations, the sellers may set a deadline for “Highest and Best,” where all potential buyers are asked to submit their new “Highest and Best” offer but not every opportunity comes with a second chance.

While we may not always win in these situations, please do not get too discouraged. I will continue to work diligently on your behalf.

OFFER ACCEPTANCE 

I have just received a call from the listing agent that our offer has been accepted! At this time, I will give you a call and we can do the Happy Dance together!

 I cannot stress enough the importance of having a real estate attorney ready to go,  I will be sending them the fully signed contract. We will enter the Attorney Review stage, and once out of review, we can begin home inspections, etc.

PLEASE NOTE: Do not open any new credit accounts or make any major purchases without speaking to your lender first!

HOME INSPECTIONS/APPRAISAL/ETC

A home inspection can be ordered and be for informational purposes only in some cases of strictly as-is sales. In other cases, we can use the findings of the inspection to negotiate with the seller to make repairs. You are welcome to attend the inspection with me, but if working hours are a problem, I will handle the appointment, and the inspector will call you with their findings.

As we get closer to closing, your mortgage company will order an appraisal. I will take care of arranging this, as well as any necessary fire inspections/CO.

CLEAR TO CLOSE

At this point, all the working parts are in motion, and if you have any questions or need recommendations for contractors or other referrals, my office has a wealth of information and contacts.

On the day of closing, we will most likely meet at your attorney’s office for the final paperwork, and I will happily hand you the keys to your new home! Cheers!

FINE PRINT

It’s impossible to condense all possible scenarios into 5 bullet points, but this is the basic timeline. Any oddities that may arise during the process will be addressed, and I am here to make this process as easy as possible for you.
